Guest information & terms.

Pre-launch policy notice: These are the currently confirmed practical guest conditions for Avaline’s Garden, not a final approved set of booking terms. The balance due date, cancellation and refund policy, damages process and any fees not stated here must be approved and displayed before live paid bookings open.

Property and permitted guests

Avaline’s Garden is Unit 201, Kloppenheim Country Estate, Winnaarspoort, Belfast. It accommodates a maximum of four guests plus infants in their own travel cots. The accommodation is self-catering and is not offered as a permanent rental.

Bookings and payments

Select arrival and departure on the Book Now calendar. The final price, payment due now, remaining balance and booking terms appear before checkout. Secure card payments are processed by Yoco. A stay is confirmed only after payment is verified and the requested dates are allocated. Checkout holds expire after 30 minutes. If a delayed payment arrives after dates become unavailable, the team will contact you to arrange a resolution. Cancellation, refund and balance-payment conditions are shown in the booking terms accepted at checkout.

Arrival and departure

Check-in starts at 14:00 and check-out is at 10:00. Changes may be requested beforehand and depend on availability. Self check-in is not available; a Livines Leisure manager hands over keys, with estate entry activated through hotel reception.

Guest rules

No smoking, parties or events.
Children of all ages and pets are welcome.
Dogs must remain on leads in shared estate areas. Guests should bring their pets’ bedding.
Day visitors incur an additional charge and must depart by 18:00.
Please respect estate rules and neighbouring guests.

Included and optional services

Linen, towels, cleaning before arrival and after departure, welcome items and a starter firewood pack are included. Extra cleaning and extra firewood incur additional charges. Fishing at estate dams is included; hotel activities and bicycle hire are additional expenses.

Damages and final policy approvals

Any damage or breakage billing arrangements remain to be confirmed and must be communicated to guests before a paid booking is finalised. No refundable security deposit amount has yet been published.
